New Policy for Fractional Listings

Fractional listings can be entered into the MLS under the classifications Condominium and Fractional, which allow them to be fed to 3rd party websites and broker’s websites. It must clearly state in both classes of listings that it is a fractional listing in Agent Only and Public Remarks. All photos must be watermarked with the term “Fractional” across them. Once the property is sold, the sale shall be counted as Fractional, and the Condominium listing for that property must be withdrawn. (Adopted 03/25)

REALTOR Safety Tip

Make your clients your “safety partners” – Inform clients who are selling that while you are taking safety precautions, and that you’ve checked and locked the home before leaving, they should immediately double-check all locks and scout for missing items immediately upon their return in case you’ve missed any less-than-obvious means of entry. FinCEN Update

FinCEN announced that it will not issue any fines or penalties or take any other enforcement actions against any companies based on any failure to file or update beneficial ownership information (BOI) reports pursuant to the Corporate Transparency Act by the current deadlines. No fines or penalties will be issued, and no enforcement actions will be taken, until a forthcoming interim final rule becomes effective and the new relevant due dates in the interim final rule have passed. This announcement continues Treasury’s commitment to reducing regulatory burden on businesses , as well as prioritizing under the Corporate Transparency Act reporting of BOI for those entities that pose the most significant law enforcement and national security risks. Up Close With Board Member Jolie Jones

I moved to Taos in 2000 pulled by the allure of being a ski bum and living in a remarkable place rich with culture. My first “real” jobs as an adult were all in the Food and Beverage industry and I did it all – from dishwashing to making wedding cakes and ultimately served as the Food and Beverage Director for TSV which drove me right out of that industry altogether! (Although working for the Blake family was the best and oh the memories!!!) I decided I needed more personal time and space and thought Real Estate would be the perfect solution. Little did I know what was to come, but personal time and space were not really part of the package. Even so, I’m happy with the decision and have enjoyed almost every bit of this wild Real Estate ride since I started 18 years ago. Two years after getting licensed, I started Taos Digs Property Management to bring in some steady income during the big crash in ’08, and that business has continued to grow and provides allll kinds of hilarity, mystery, and intrigue. Under Taos Digs we currently manage 70-ish long-term rentals and do weekly Inspections on 40+ vacation homes. One day we will publish a coffee table book of stories because boy do we have them! Once again, completely lacking in foresight, I decided to venture out and start my own Brokerage in 2023, Jones West. It’s been a great experience and a great challenge. And, fortunately, as it turns out, you CAN teach an old dog new tricks. In my free time, I love to play outside- skiing, hiking, mountain biking, flyfishing, SUP’ing…whatever, I’m in! Nature vs Nurture? Nature IS my nurture! Playing outside, my big old sweet dog Santiago, my friends, and my family (parents live in Taos too), traveling and seeing live music is what fills my tank. Life’s motto: Be kind and Focus on the Funny!
