NOTICE: New Listing Options for Sellers
This communication serves as official notice to comply with notification requirements to Participants of the Enchanted Circle Association of REALTORS Multiple Listing Service regarding changes to the ECAR MLS Rules and Regulations.
These changes will become effective on Tuesday, September 30, 2025
In alignment with the National Association of REALTORS® policy update announced on March 25, 2025, Enchanted Circle Association of REALTORS (ECAR) MLS is introducing Multiple Listing Options for Sellers. Following NAR’s decision to expand consumer choice, ECAR has updated its rules to give sellers more control over how their property is marketed while maintaining the transparency and cooperation that define the MLS system.
Brokers and Sellers can now select from three pathways:
1. Active With Full IDX/Syndication
2. Delayed Marketing, Delayed IDX/Syndication
3. Office Exclusive
These options are designed to align with a seller’s priorities, whether that means immediate and maximum exposure, building anticipation before showings, controlling the timing of online promotion, or maintaining full privacy.

Who are 2025 Buyers and Sellers
Who is the 2025 Buyer?
- Millennials (26–44): Still leading the way, making up 29% of homebuyers.
- Gen X (45–59): 24% of buyers, with the highest incomes and the largest homes.
- Baby Boomers (60–78): A massive 42% of buyers and 53% of sellers.
- Gen Z (18–25): Just beginning to enter the market (3% buyers), but worth watching.
- Silent Generation (79–99): Smallest group (4%), but big on proximity to healthcare and family.
Who’s Selling in 2025?
Baby Boomers are dominating the seller side of the market. Together, Younger and Older Boomers make up over half of all home sellers — that’s 53% in total.
Why does this matter? These are experienced homeowners who’ve likely sold a home before, know the process, and have high expectations for service, strategy, and communication. Gen X follows at 14%, while Millennials make up a much smaller slice at just 7%.
If your listing strategy still centers around newer buyers, it’s time to recalibrate.
- Gen Z (18–25): Just 2% of sellers — many are early investors or relocating due to life changes, and often rely heavily on agent guidance.
- Millennials (26–44): A smaller portion at 7% of sellers, many are selling their starter homes due to space constraints or job changes.
- Gen X (45–59): Account for 14% of sellers. Often upgrading or relocating for lifestyle reasons, and typically selling larger, family homes.
- Baby Boomers (60–78): Still driving the market, they make up 53% of all sellers. Motivated by retirement, downsizing, and being closer to family.
- Silent Generation (79–99): Represent 3% of sellers. Downsizing or transitioning to senior housing, often selling long-held homes with significant equity.

– Always trust your instincts. If something feels “off” about a situation or client, listen to that gut feeling.
– Share your schedule. Tell a colleague, family, or office when and where you’ll be showing properties.
– Meet in public first. Before meeting new clients, arrange the first meeting at your office or a busy café.
– Limit personal info. Don’t overshare about your family, home address, or routines with clients.
– Preview properties during the day before showing. Know the exits and the layout in advance.
– Check in/out system: Agree to text someone when you arrive and leave showings.

John Johnston – Managing/Qualifying Broker, Berkshire Hathaway HomeServices Taos.
After serving four years in the U.S. Marine Corps and building a 45-year career in field engineering and business, I came to Taos with the intention of retiring. That was nearly a decade ago. But after just a year of retirement, I found myself drawn to the world of real estate — and I’ve never looked back.
Over the past eight years, I’ve had the privilege of working alongside the dedicated professionals in the Taos Real Estate Community — brokers, lenders, and service providers — all striving to guide clients through the buying and selling process with care and integrity. Today, I’m proud to serve as the Managing and Qualifying Broker for Berkshire Hathaway HomeServices in Taos.
My involvement with our State and Northern New Mexico real estate associations has been a rewarding part of this journey. I’ve held various roles on the TCAR/ECAR Board, including the honor of serving as President in 2024, and I look forward to continuing my service in 2026.
Outside of work, my life revolves around family, colleagues, and my woodworking hobby. While my two adult children and four grandchildren live far away — from Tokyo to Dallas — my wife of 55 years, Jane, and the incredible people I work with help make every day meaningful.
I’m grateful for the support, professionalism, and friendship of my peers in the real estate community, and I look forward to continuing this journey together for years to come.

From Washington, DC
• ROAD to Housing Act: Senate Banking Committee unanimously advanced bipartisan legislation to boost housing supply, cut red tape, and expand homeownership opportunities.
• VA Home Loan Toolkit: New resources launched to help real estate professionals better serve veteran and active-duty buyers.
• LIHTC Expansion: FHFA doubled GSE annual investment caps in Low-Income Housing Tax Credits from $1B to $2B, a move applauded by NAR for expanding affordable housing

Mortgage Finance Authority Act Oversight Committee – Reviewing affordable housing development, oversight of the Housing Trust Fund, and homelessness prevention strategies.
• Legislative Health & Human Services Committee – Addressing behavioral health and housing stability, interagency coordination, and homeless outreach.
• Indian Affairs Committee – Considering tribal housing development and infrastructure needs in tribal communities. • Revenue Stabilization & Tax Policy Committee – Evaluating property tax structure and incentives that impact real estate and development. Comprehensive work plans for each of the committees can be found on the New Mexico Legislature website (www.nmlegis.gov).
• FAIR Plan Insurance Expansion: As wildfire season intensifies, the Office of the Superintendent of Insurance (OSI) has raised the maximum residential coverage limits under the New Mexico FAIR Plan from $350,000 to $750,000. The FAIR Plan, often considered insurance of last resort, provides coverage for residents in high-risk areas facing non-renewals or cancellations from traditional insurers. Superintendent Alice Kane emphasized the need for further improvements, including increasing commercial property limits to aid small businesses and implementing home-hardening and mitigation efforts. Since 2021, New Mexico has seen more than 10,000 homeowner policy non-renewals, and 13% of properties statewide remain uninsured, the second highest rate in the nation. OSI is also working with the FAIR Plan Governing Committee to allocate $10 million in grants to help residents strengthen wildfire resilience. Learn more HERE.
