NOTICE: Changes to Rules – Approved by the MLS Committee & Board of Directors

The requirements for members to provide paperwork to the board office, if it comes into question. ECAR now requires any paperwork, not just listing agreements, upon request, made available to ECAR office within 48 hours notice.

SECTION 2.5  REPORTING SALES TO THE SERVICE: Status changes, including final closing of sales and sale prices, shall be reported to the Multiple Listing Service by the Listing Broker within 72 hours after they have occurred. If negotiations were carried on under Section 2(a) or (b) hereof, the cooperating broker shall report, accepted offersand pricesto the Listing Broker within 24 hours after occurrence and Listing Broker shall report them to the MLS within 72 hours after receiving notice from the cooperating Broker.The full and accurate selling price must bereported per purchase agreement, addendum and settlement statement. Upon discovery of a violation, Associate Broker and Qualifying Broker will be notified by the Board office to remedy the violation within one day. If not corrected after one day, the Board office shall fine the Qualifying Broker and/or Associate Broker $50.00 (fifty) per listing, plus an additional fee of $10.00 per day until the sold price is reported in the MLS database. (Amended 11/25)

SECTION 1.2.3 SUBMISSION OF ESTIMATED TAX DISCLOSURE INFORMATION

The Multiple Listing Service requires the submission of an Estimated Tax Disclosure, requested from the County Assessor, the form signed by the County Assessor’s office and provided by the property seller or the seller’s broker. The Estimated Tax amount must be entered into the MLS in the required field and the signed form uploaded into the MLS associated documents within 1 business day of entering Residential listing into the MLS. November REALTOR Safety Tip

Bring up the rear

 When showing a home, always have your prospect walk in front of you. Don’t lead them, but rather, direct them from a position at least 3-4 arm lengths behind them. You can gesture for them to go ahead of you and say, for example, “The main bedroom is in the back of the house.”

Up Close With Board Member Lisa Cancro

Hello, I’m Lisa Cancro, Owner/Broker of Taos Properties. For the past two decades, I have had the privilege and a delight to work alongside my husband, John, as my trusted collaborated and partner. We have recently been thrilled to expand our boutique firm by welcoming our daughters Alex and Olivia. Alex is an Associate Broker who also provides professional photography for our clients, and Olivia is the creative energy behind the Taos Properties brand, managing all of our advertising and graphic design work. Working together as a multi-generational team makes my work not only fun but truly exciting and rewarding! 

My commitment to the real estate profession is reflected in my service as the Chairperson of the MLS Committee for the past two years. I actively participate in the MLS Board meetings every month; reporting updates, changes, and key conversations from our meetings. I deeply appreciate the opportunity to collaborate with fellow Realtors and to serve my clients in this ever-changing real estate environment. 

Away from the office, I am always seeking my next adventure! I recently enjoyed sailing in the stunning British Virgin Islands with friends and just returned from a spectacular week in Paris, filled with art tours, cultural explorations, and many great meals. When I’m home, I prioritize family time, which often involves cooking big family meals along with baking my Lil’ Mama’s Granola (which can be found in local shops in town). One of my favorite past times is engaging in competitive rounds of Mahjong with friends & family! I’m also a committed Board member for the non-profit Bridges for Education. 

You can find me in our Historic building downtown behind the plaza. Please come by to say hello!.
