Taos and Angel Fire Tours

ECAR New Bylaw changes:
1) Beginning in July, ECAR dues will be billed quarterly instead of monthly. You will receive your first bill July 27th for July, August and September. This will be due August 27th. A 10% late fee will be added, if not paid, by August 27th.
2) The one year directors position from Red River & Angel Fire will need to work out of an office and live in those areas.
3) Proxy voting is now only allowed for bylaw changes.

Good practices that may help you avoid a fraudulent land scam
When you get a request to list vacant land… please confirm that the caller is the true owner of the property.
- Request a live streaming meeting – Zoom, Teams, Google or Face Time
- Request to meet at and walk the lot line with potential client.
- Contact title company for any additional owner information (NOTE: Title Co. will do preliminary title checks without a PA)
- Notify potential client you will be sending documentation to the address on file with the Tax Assessor, request documentation be sent back to you prior to listing the property (due to recent fraudulent land deals)
- Use social media and the Internet (websites like Spoke, Forewarn – etc.) to try to confirm the owners phone number or email.
If the seller is averse to any of the above items and/or offers excuses as to why they cannot do as requested, this may be a scam. Trust your gut!!!
If you are a new Broker, or simply not sure how to proceed, please seek the guidance of your Qualifying Broker who is always your first line of defense.
If you have clients with vacant land, you can have them set themselves up a for google alert; Client types in their address, if for some reason the property is listed the owner will be notified.
On the flip side- Buyers Brokers also need to be aware, if they have a client purchasing vacant land, ask the listing broker if they have verified the seller. Ask Questions!!!

Don’t get lost! If you are in an unfamiliar area, make mental notes of landmarks, points of interest and intersections. And always know the exact address of where you are going. Up Close With Board Member Lisa Sutton
I was born and raised in a big, crowded city in Texas but yearned for a different lifestyle from an early age. Having been afforded opportunity to travel quite a bit early in life, I knew that there would come a day when I’d have to explore a permanent change in scenery. That change in scenery came in 1992 when I traded in my city shoes for hiking boots and headed for the mountains.
I had been working for the Philmont Scout Ranch in the summers while I was attending Southwest Texas State University and fell absolutely in love with everything about Northern New Mexico. After graduation, several of my friends and I decided to be ski bums for a year and headed for Angel Fire. I took a position with the Ski Patrol and now, 31 years later, I’m still happily here. I’ve put down roots and love it as much as I did the first time I saw it.
